March marks the first month of wacky year-over-year statistics, because March 2020 was the first month that the pandemic had a significant effect on the GTA market.

Year-over-year, the number of sales was up by 97.0%, but the number of new listings was up by ONLY 57.3% (not keeping up with the number of sales, which makes for a stronger seller’s market). The average home price was up by 21.6%.
